QUALIFICATIONS

In order to provide affordable housing to our 55+ community, all residents must meet certain criteria. This means your income cannot exceed a certain amount for your household size. The Reserve at Lacey provides rent-restricted housing for residents whose income does not exceed the maximum allowable income for their household size.

The total annual income must be at or below the following income limits depending on number of occupants in the home*.

How to qualify to live here:

There are two parts of the application and qualification process which must be met prior to being approved for move-in:

  1. Screening application
  2. Income/asset verification for program eligibility

Screening process: The screening process includes a credit, criminal, and landlord reference check. A screening fee of $39.50 per household member age 18 and above will be due at the time of application and is non-refundable. Please review our screening criteria before submitting your application.

Income verification and eligibility: After passing the screening process, all applicants must complete the REA questionnaire and accompanying eligibility forms. This ensures total household income does not exceed the maximum allowable amount. All household members must income qualify at move-in and provide documentation such as government-issued ID, birth certificates for minors, student status, and income verification.

Most households comprised entirely of full-time students will not qualify, though exceptions may apply. Every household is welcome to apply and inquire about student rule exceptions.

All sources and amounts of current and anticipated annual income expected during the twelve months after move-in must be collected, verified, and reviewed by our compliance department. This department certifies eligibility and is legally responsible for ensuring compliance with income limits. Annual recertification is required.

The current maximum allowable monthly rents** as established by Washington State Housing Finance Commission (WSHFC) are:
